HCA Hawaii offers engineering services for the sale and conversion condominium property regimes. HCA Hawaii provides engineering inspection and consulting services required by Hawaii Revised Statutes (HRS) 514B-84(a)(2), including:

 

  • Basic building background;
  • Summary of building systems and their condition including structural, electrical, and mechanical;
  • Building Permit research;
  • Building inspection to determine code compliance at the time of construction;
  • Identification of unpermitted structures; and
  • Determination of variances required.

Engineering and construction consulting services, including inspection and assessment with a team of engineers and construction professionals, including:

 

  • Civil Engineer
  • Structural Engineer
  • Mechanical Engineer
  • Electrical Engineer
  • General Contractor
  • Licensed Surveyor, and
  • Environmental Consultant

Evaluation and Assessment

HCA Hawaii performs engineering evaluation and assessment of the residential dwellings, including: structural foundations, electrical, plumbing, roofs, floors, ceilings, walls, windows, interior / exterior lighting, walkways, pool, pump room, laundry rooms, electrical systems, landscaping and irrigation, anticipated service life of major mechanical / electrical infrastructure systems, any legal non-conforming conditions, uses, or structures within the building, and cost estimates/rough orders of magnitude (ROM) for repairs and upgrades.

Permits & Reports Research

We will also conduct research on City & County of Honolulu building permits and real property tax assessment reports. Our retained Surveyor will prepare a Condominium Property Regime (CPR) Map, including: (1) coordination and research, (2) horizontal controls and boundary study, (3) location of structures and improvements, and (4) computations and AutoCAD mapping. Our Environmental subconsultant will prepare a “Phase 1” Environmental Site Assessment report.
